Oak Crest Retirement Village

Residents and employees at Oak Crest Retirement Village in Parkville, Maryland take great pride in caring for the environment, and are largely focused on reducing their carbon footprint. When the metal standing seam roof over one of the skilled nursing facilities at the retirement village separated, allowing water to penetrate the building, administrators choose to embrace the recently established “green” culture of the retirement community. Rather than pursue a traditional roof replacement, the failing metal roof was retrofitted with a standing seam system by The Garland Company, Inc., avoiding a tear off and subsequently reducing landfill waste.

The standing seam metal system was chosen for this project for its strength and sustainability. Garland’s R-Mer® Span structural standing seam roof system is designed, engineered, and manufactured with a goal of reaching 30-plus years of service life and is 100 percent recyclable at the end of its life cycle.

Approximately 15,000 sq. ft. of the 24-gauge 16-inch natural patina Galvalume® coated panels were retrofitted over the existing metal roof. To accomplish this, new structural framing was added over the existing roof, tying the new roof directly to the structure of the building. The continuous metal panels were then installed over the new framing with one-piece clips, allowing for thermal movement and superior watertight protection.

Because Garland was selected as the product supplier, this high-performance metal roofing solution was provided by a single, full-service manufacturer and is covered by a 30-year warranty. The roofing contractor/installer was Control Roofing & Sheet Metal Corp. of Capitol Heights, Maryland.
