Physician investors formed Asplane, LLC to acquire and develop a commercial property anchored by a medical office building to serve their pediatric and obstetrics/gynecology practices in Marion, Indiana. The site is large enough to accept a restaurant and retail projects such as maternity shops and a children’s clothier, where mothers can browse while awaiting their appointments.
The design/build project led by Felderman Design Build, a Butler Builder® in Fort Wayne, demonstrates the potential for systems construction to be applied to image-conscious office facilities. In this case, Butler Manufacturing Company supplied two, Widespan™ structures for the opposing wings that were combined with conventional framing to create the center tower element. The MR-24® standing seam metal roof system was used on the wings and the CMR-24® roof system on the tower and atrium core. Walls are cultured brick and stone used in conjunction with EIFS over block.
The 18,860-sq.-ft. building has a 30’ x 30’ basement mechanical room, 22 exam rooms, a coffee bar and lab. Additional space is provided in the center atrium for pharmacy and a personal services business. The building was completed early in 2008 for approximately $150 per square foot following a six- month construction schedule.
